Prepare advice on a dilapidations offer and draft the settlement record

We take off your hands: pulling together the Scott schedule, offer history and costs so far so your surveyor can judge whether an offer is worth taking.

You get: a note setting the offer against the client's positions for your surveyor to advise on, then a draft settlement record for the solicitor.

The problem

We have an offer on the table and need to know quickly whether to take it.

How it works

  1. What comes in

    • The current Scott schedule and offer history, supersession and diminution evidence, the valuer's figure if obtained, fees and costs to date
  2. What AI does

Summarises agreed and open items, shows where the offer sits against the client's positions, notes where an early formal offer could protect costs, and on agreement drafts the record of settled items, sums, works and dates, keeping the dilapidations sum separate from any rent, break fee or surrender premium.

  3. What you get

    • A settlement advice note for the client and a draft settlement record for the solicitor
  4. Who signs it off

Your surveyor gives the advice and the client decides. The solicitor makes any Part 36 offer and drafts and completes the legal settlement agreement.

What it needs to work

  • A current Scott schedule and offer log

If those aren’t in place yet, you’ll hear that before anything gets built.

Who it’s for

  • Surveyors and cost consultants
