Generate test-fit layouts on a floor plate from the occupier's brief

We take off your hands: drawing up test-fit layouts by hand from the floor plate and the occupier's headcount and brief.

You get: two or three layouts with desk and room counts against the brief and a schedule of areas for pricing, for your design manager to choose and refine.

The problem

We lose design and build pitches because our test fits take too long to turn round.

How it works

  1. What comes in

    • Floor plate drawings (DWG or PDF), core and column positions, the occupier's brief or workplace brief, the company's layout standards
  2. What AI does

Reads the plate and brief, generates layout options that respect cores, escape routes and grids, counts desks and rooms against the brief and exports the chosen option for the designer to refine.

  3. What you get

    • Two or three test-fit layouts with capacity counts against the brief, exportable drawings and a schedule of areas and rooms that feeds pricing
  4. Who signs it off

Your design manager or architect picks the layout. The responsible designer checks fire escape, accessibility and Building Regulations before issue.

What it needs to work

  • Usable floor plate drawings
  • A written brief
  • The company's layout standards
  • A licence for a test-fit tool or a custom build on the company's CAD stack

If those aren’t in place yet, you’ll hear that before anything gets built.

Who it’s for

  • Main contractors
