# AI partners for UK construction: an honest comparison.

**Who publishes this guide.** Built Logic, the AI specialist for the built environment. We appear in the third category below and our entry is marked. The three-category split is our framing, not an industry standard. Every other entry is built from the provider's own published material and from named neutral sources, cited beside each claim. Where a number comes from a vendor rather than an independent audit, we say so. Our own entry is longer than the others because we answer all six of the questions at the end of this guide in full. Ask every provider here for the same.

## Where UK construction actually is with AI

Three numbers set the scene.

- 13% of UK construction businesses report using AI, against a 35% average across all sectors. Both figures cover UK businesses with 10 or more employees, on the same ONS measure (ONS, Artificial intelligence in UK businesses, 2023 to 2026, July 2026). Construction is one of the lowest-adopting sectors in the country.

- 45% of surveyed built-environment professionals report no AI implementation at all, and around 12% use it regularly in specific processes. Top barriers: skills (46%), integration with existing systems (37%), data quality (30%) (RICS, AI in Construction, survey fielded Q1 2025, 2,200+ professionals globally, roughly half UK-based).

- Architecture is moving faster than the rest of the industry: 74% of architecture practices now use AI for most projects, up from 59% a year earlier (RIBA AI Report, 2026). The gap with the 13% figure above is real: those are practices within one profession, against all construction businesses.

Two UK-specific rules now shape any AI purchase in this industry.

- The RICS professional standard "Responsible use of artificial intelligence in surveying practice" became mandatory on 9 March 2026. It applies to RICS members and regulated firms where AI has a material impact on service delivery. Among its requirements: a written decision about the reliability of any given AI output, prepared by or under the supervision of an appropriately qualified and named surveyor; AI use covered in terms of engagement; due diligence before adopting an AI system; and records demonstrating compliance.

- The golden thread under section 88 of the Building Safety Act 2022 requires digital, structured, traceable building information on higher-risk buildings. Our reading: if an AI-generated record cannot be traced or attributed, it creates a compliance problem as well as a quality one. Take your own advice on this.

The CIOB's free *Artificial Intelligence Playbook* (June 2024) is a sensible starting read for any firm, whatever it buys.

The practical conclusion: the tools exist, but on the survey evidence most firms lack the skills, integration and data discipline to get value from them unaided. That is the gap the three categories below are competing to fill.

## Category 1: construction software with AI features

These are products. You get the AI the vendor built, inside the vendor's platform. Strongest where your problem matches the product exactly, weakest where your real problem is your own workflows and data.

**Procore.** US cloud construction management platform now shipping a library of AI agents (drawing search, submittal review, RFI, contract review) after embedding the Datagrid multimodal index in 2026 (Procore product announcements, 2026). Suits main contractors and developers on multi-stakeholder commercial projects. Pricing is quote-only and linked to annual construction volume. Not built around UK-specific workflows.

**Autodesk Construction Cloud.** Common data environment with Construction IQ, which analyses project data to flag design, quality, safety and delivery risk (Autodesk product documentation). Best value for BIM-mature, design-led firms already in the Autodesk stack. The AI depends on already having clean model and field data. Per-user subscription; UK pricing not published by Autodesk.

**Bluebeam Revu.** The industry-standard PDF markup and takeoff tool added an AI tier ("Max") in May 2026 with AI drawing review and comparison (Bluebeam release, May 2026). The rare low-friction entry point: an individual estimator or QS can adopt it without a company-wide programme. Published USD list pricing across four tiers, roughly $260 to $590 per user per year; UK pricing goes via resellers. It is not a management system: no scheduling, finance or workflow orchestration.

**Causeway Technologies (CausewayOne).** UK-native (Gerrards Cross), modular software across commercial, estimating, e-invoicing, workforce and highways (Causeway website). AI is a feature layer inside an established suite rather than a general automation capability. Causeway states 3,000+ customers including 1,000+ contractors (company-reported). Suits UK contractors and local authorities wanting UK-specific workflows. Pricing undisclosed.

**Trimble Viewpoint / Trimble Construction One.** Construction ERP with a substantial UK contractor install base. AI presence is narrow so far: automated invoice extraction (Trimble product material). Suits mid-to-large contractors needing accounting plus project controls in one system, not firms shopping for AI capability. Quote-only.

**Kreo.** London-marketed AI takeoff and estimating for QSs, estimators and subcontractors. One of the few AI tools priced for small firms: published tiers from $35 to $175 per user per month, AI automation in the Pro tier (Kreo pricing page). Takeoff only. Cost data still needs validating against UK benchmarks such as BCIS or Spon's.

**nPlan.** London-founded. Deep-learning forecasting of schedule risk, trained on what the company states is over 750,000 completed programmes (company-reported). Used on HS2 and the Transpennine Route Upgrade. Its HS2 case study claims around 250 days of delay and £120m of unplanned cost avoided (company-reported, not independently audited). Built for major infrastructure programmes with mature Primavera schedules. Irrelevant to SMEs. Pricing undisclosed.

**Buildots.** Computer vision comparing 360-degree site capture against the BIM model and schedule to track verified progress. Used in the UK by Wates on a £95m residential scheme (Construction News). Needs a reliable model and a disciplined capture routine. Suits tier-one contractors on repeatable-unit projects. Its headline "up to 50% delay reduction" is a vendor claim. Pricing undisclosed.

**OpenSpace (acquired Disperse, October 2025).** Jobsite imagery plus computer vision plus human verification for progress tracking, sold as OpenSpace Track (OpenSpace announcement, October 2025). Worth naming because Disperse, a London contech firm, no longer exists as an independent provider: a live example of how fast this category consolidates.

**ALICE Technologies.** Generative scheduling: simulates large numbers of build sequences from your BIM model and P6 schedule to find faster options. Partnership with McKinsey and 35+ clients across infrastructure, data centres and energy (company-reported). A heavy-civils and industrial bid-stage tool, not a day-to-day operations tool. Quote-only.

**The limit of this category:** every one of these assumes your underlying data and workflows are in reasonable order, and none of them will fix your quoting inbox, your subcontractor chasing or your month-end reporting. That is workflow territory, not product territory.

## Category 2: major consultancies

These firms advise on and deliver digital change at programme scale. The engagement sizes and rate cards are built for capital programmes.

**Accenture (Infrastructure & Capital Projects).** Enterprise AI, digital twins and project controls for capital programmes. Has bought deeper into construction, acquiring Glasgow-headquartered construction consultancy Soben in 2025 and Spanish engineering firm Boslan, around 1,000 staff (Accenture releases, 2025). Suits owners running £100m+ portfolios: data centres, energy, infrastructure.

**Mace Consult.** London programme and cost manager, standalone since March 2026 after Goldman Sachs Alternatives took a 75% stake; around 5,200 staff globally (Mace announcement, March 2026). Digital services (data environments, analytics, AI) delivered inside wider programme-management mandates, largely for public-sector frameworks and major clients.

**Turner & Townsend.** Leeds-founded, CBRE-majority-owned. Digital strategy, data management and analytics, with its proprietary Hive data platform. Advisory-led. AI appears mostly inside data-centre and programme contexts rather than as a standalone offer.

**Arcadis Gen.** The digital arm of Arcadis. AI-based asset management and predictive analytics built on IBM Maximo, for asset-intensive owner-operators: water, rail, highways, utilities. Operations and maintenance focused, not contractor delivery.

**AtkinsRéalis.** Major engineering consultancy with AI heaviest in nuclear, defence and infrastructure, including a 2026 collaboration with NVIDIA. Engineering-led, not focused on business operations.

**The limit of this category:** enterprise scale cuts both ways. Deep capability, but engagement sizes, rate cards and delivery models designed for programme clients, not for a regional contractor that wants its estimating or job costing fixed this quarter.

## Category 3: AI automation firms

The newest category: firms that build AI and automation into the workflows a construction business already runs (quoting, tendering, document control, compliance, job costing, reporting), rather than selling a product or a strategy deck.

**Be clear-eyed about this category before reading the entries.** It is young and fragmented. Almost nobody in it publishes audited case studies, most do not publish pricing, and several generalist AI agencies list construction as one sector among many. The list below is not exhaustive. The six questions at the end matter most here.

**Built Logic (that's us).** The AI specialist for the built environment. We work with established companies across main and principal contracting, M&E and building services, civil engineering and infrastructure, fit-out and refurbishment, house building and development, property and real estate, built-environment consultancies and facilities management. The engagement runs Feasibility Study, Build, Integration, delivered as Diagnose, Build, Integrate. The paid first step is a feasibility study of where AI pays in your business. Founded by Kristian Brown, MCIOB, with around 15 years in UK construction.

*Our answers to the six questions below:* your data is never used to train AI; it is hosted in the UK or EU; you own what is built; it is built on your own accounts and systems; there is no lock-in. On evidence: one built-environment engagement is live at the time of writing, with the diagnostic delivered and the build in progress. We have no published case studies yet and no independently verified numbers, and we will publish results when they are ours to share. What we will not do: sell you a product, run a year-long strategy project or hand you a 200-slide deck, or work with trades, sole operators and small owner-operator businesses.

**Agency AI.** Glasgow-based automation consultancy serving mid-market firms across construction, manufacturing, professional services and logistics. Publishes what almost nobody else does: small automation projects at £2,500 to £5,000, ongoing support from £500 per month, typical implementations in 4 to 6 weeks (Agency AI website, checked 30 July 2026). Its testimonials are from named companies, though none are construction firms.

**Aucta AI.** Dover-based automation firm targeting construction and trades: tender monitoring, automated quoting and follow-up, document routing, email triage. Names one client, an energy infrastructure firm (Aucta AI website). Pricing not published.

**Elevate AI.** UK automation agency with a pilot-first model. Its own published guidance puts a first pilot for a UK SME at around £3,000 plus VAT for one measurable workflow (self-published, not independently verified, but a useful market signal).

**The limit of this category, including us:** thin independent evidence so far. If a firm here shows you a percentage saving, ask whose number it is. If it cannot tell you what it will not do, keep looking.

## How to choose

**Start from the problem, not the technology.**

- Your problem is on site (progress, schedule risk, drawings): category 1, matched to your project scale.

- You are an owner or tier-one running a major capital programme: category 2.

- Your problem is in the office (quoting, tendering, document control, job costing, compliance, admin hours): category 3, or category 1 where a product matches the workflow exactly.

**Six questions to ask any AI provider or vendor, whatever the category:**

- Is our data used to train your or anyone else's AI, and where is it hosted?

- Who owns what gets built, and what happens when we leave?

- Is it built on our accounts and systems, or yours?

- How does this hold up against the RICS AI standard and, on higher-risk buildings, the golden thread?

- Which of your numbers are independently verified, and which are your own?

- What will you not do, and what does this not fix?
